What Affects the Scope of a Professional Cleaning Job?

People expect cleaning to be priced by square footage, and it largely is not. Two identically sized properties can require very different amounts of work. These are the variables that actually move the number.

Condition, and how long it has been

This is usually the largest single factor. Build-up does not accumulate linearly — hardened soap scum, baked-on oven residue, and grease film take disproportionately longer to remove than the same surfaces caught early. A space cleaned monthly is dramatically less work per visit than the same space cleaned annually.

Frequency

Directly related. Recurring visits each handle one interval of use, which is a smaller job than a single catch-up clean covering months. Frequency lowers per-visit scope.

Bathrooms and kitchens, not bedrooms

Wet rooms and kitchens carry most of the labour in any property. Bathroom count is a far better predictor of work than bedroom count or total floor area.

Surfaces and materials

• Hard floors and carpet need different methods and different time
• Grout holds soil differently from the tile around it
• Hardwood tolerates far less moisture than tile
• Older fixtures and finishes often need gentler, slower handling

Access and obstruction

How much has to be worked around changes coverage significantly. An empty property cleans faster and more completely than an occupied one. Cluttered surfaces get wiped around rather than cleaned.

Scope add-ons

Inside the oven, inside the refrigerator, interior windows, and detailed floor care are each substantial jobs in their own right. They should be named explicitly rather than assumed either way.
